  • Any gutter overflow visible from the ground.
  • Previous cleaning, patching or roof alterations.
  • The number of storeys and any access constraints.

Photographs are helpful only when they can be taken from a safe location. Do not access the roof during rain or approach damaged areas.

Choose the repair after the cause is understood

A targeted repair may be appropriate where the defect is isolated and adjoining materials are sound. More extensive deterioration can require a wider scope. Ask which areas have been checked and whether anything remains uninspected.

Once the immediate fault is addressed, discuss maintenance suited to the property’s drainage and surroundings. Keeping the repair history makes it easier to recognise whether a later problem is new or recurring.
