There is no single roof replacement price that reliably applies to every Ivanhoe property. A useful estimate depends on the roof being assessed and the work being defined. Treat online figures as incomplete until you know what materials, access and associated work they include.
The scope matters more than a headline rate
A price per square metre can be difficult to compare if the inclusions differ. Roof shape, pitch, junctions and access can change the amount of work. Two properties with a similar floor area may have very different roofs.
Ask whether the quote is for the complete covering or only selected areas. Then identify which existing components are to be retained.
Items to clarify in the proposal
- Roof covering: material, profile or tile selection and the specified areas.
- Roof details: flashings, ridges, penetrations and connections.
- Drainage: whether gutters or downpipes are included.
- Access: scaffolding or other access equipment where needed.
- Removal: handling, disposal and site clean-up.
- Associated work: any identified timber defects or other trades.
This is a discussion checklist, not a statement that every item must be replaced. Ask the contractor to explain which items apply to your roof.

Understand allowances and exclusions
Ask which parts of the price are fixed and which depend on later inspection or product selection. Hidden deterioration, equipment removal or internal repairs may require separate decisions.
A quote should make it possible to see what remains outside the proposed work. An unusually low total is not useful if essential parts of the intended project have simply been omitted.
Compare equivalent proposals
Use the same description of the work when asking for quotes. Consumer Affairs Victoria recommends comparing written quotes carefully and checking what they cover. Its guide to getting building quotes provides further information.
Ask how changes will be priced and approved, and whether the stated total includes GST. A roof inspection and a clear specification provide a stronger comparison than a general promise of the cheapest price.
Keep insurance separate from the quote
If damage may be the subject of an insurance claim, ask your insurer about the policy and process. A contractor’s quotation does not establish coverage. Avoid committing on the assumption that reimbursement is guaranteed.
For an initial enquiry, include the address, roof type, number of storeys and why replacement is being considered. Safe photographs and previous repair records can help explain the starting point.
